Danga Bay, JB
A waterfront development of about 450 acres on the Straits of Johor, west of the JB city centre, developed by Ekovest. Housing here is high-rise — mostly Country Garden Danga Bay, plus Tropez Residences and Bora Residences. About 11 minutes by car to the JB CIQ. This page sets out three things: the rent bands being asked, who actually rents here, and what is around. Every figure says where it came from.

Where Danga Bay, JB is
Drive times assume ordinary traffic. The checkpoint backs up at peak hours and the real figure is very different — ask me which window actually moves.

Country Garden Danga Bay makes up most of the listings (the Amberside, Bay Point, Kings Bay, Lovell and Bay Laurel blocks). A few listings label Country Garden units as townhouses; they are counted as condos by bedroom count. Bathroom counts cannot be split out — listings state the bedroom count only.

Shop lots
Shop listings are few — only six were filtered to this area, each read to split it by floor. A 754 sq ft seaside ground-floor shop at Country Garden Danga Bay asks RM5,000; a 5,500 sq ft first-floor unit at Country Garden asks RM13,750. At Danga Walk (by Lebuhraya Skudai) one three-storey shop is priced floor by floor: RM8,500 whole, RM4,000 ground, RM2,500 first, RM2,000 second.
Industrial
There is no industrial land in Danga Bay — it is a waterfront residential and commercial area.

This is the part that matters. Read the Johor income figure alone and you will get this wrong — a large share of the people here are paid in Singapore dollars.
So the official figure — a median household income of RM8,977 for Johor Bahru district — covers every household in the district, including the large share working entirely on the Malaysian side: one person's Singapore salary is close to the median for a whole household across the district. Danga Bay is about 11 minutes by car to the JB CIQ (in the traffic when queried at midday on 21 October). Every residential listing this round was high-rise, mostly two-bedrooms at Country Garden Danga Bay.

- Layouts run small: studios to two-bedrooms make up most of the sample.

- The crossing used is the Causeway (JB CIQ), into town along Lebuhraya Skudai.
Whether this is a Chinese-majority or a Malay-majority area is not stated here. The statistics department publishes ethnic breakdowns by district, but only down to "Johor Bahru district" — not to Danga Bay. Applying a district-wide ratio to a single neighbourhood would be wrong, so this is left blank until sub-district data can be found.
