A mature residential area in east Johor Bahru, developed by Pelangi Berhad in the 1990s. Landed is mostly single- and 1.5-storey terraces, condos sit in the Molek Pine blocks, and Jalan Molek is lined with commercial shophouses. About 21 minutes by car to the JB CIQ. This page sets out three things: the rent bands being asked, who actually rents here, and what is around. Every figure says where it came from.

The rents are asking prices, not transacted rents — the two are rarely the same. Sources at the foot of the page.
An asking price is what the owner wants. The signed rent is what gets negotiated.
I keep a current list of what is actually vacant here and what it really signs at.
Drive times assume ordinary traffic. The checkpoint backs up at peak hours and the real figure is very different — ask me which window actually moves.
What these numbers are, before you read them
Every rent below is an asking price from a property portal, not a transacted rent.
Every table states when it was read and how many listings it came from. Thin samples are labelled as such — no averages are computed from a handful of listings.

Each of 23 listings was read to split it by floor (a unit listed by several agents is counted once). Ground floors are asked at RM3,300 – 7,000 and first floors at RM1,600 – 3,500. Two double-storey listings also quote the whole unit at RM4,500 – 5,000; around Jalan Molek 3/10 a three-storey shophouse asks RM6,800 for the ground floor and RM12,000 for the whole building. The RM13,500 listing with no floor stated is two adjoining shops, 5,900 sq ft in all.
Industrial
There is no industrial land in Taman Molek — it is residential plus commercial shophouses. A PropertyGuru commercial search for "Taman Molek" this round returned no factory listings. The nearest industrial areas and their rents are still to come.

01 · RENTING
You want to rent here
Send me your budget, bedroom count and move-in date. I will send back what is vacant now and fits — no scrolling through listings.
You have seen the bands above. Price it high and it sits empty, price it low and you lose — I price it off what actually gets signed, then find you the tenant.
This is the part that matters. Read the Johor income figure alone and you will get this wrong — a large share of the people here are paid in Singapore dollars.
The point: the tenants here earn in Singapore dollars, not ringgit
Malaysians who cross to work each day

So the official figure — a median household income of RM8,977 for Johor Bahru district — covers every household in the district, including the large share working entirely on the Malaysian side: one person's Singapore salary is close to the median for a whole household across the district. Taman Molek is about 21 minutes by car to the JB CIQ (in the traffic when queried on the afternoon of 19 October). This round the condo listings were concentrated in the Molek Pine blocks, mostly three-bedrooms; landed was mostly single- and 1.5-storey terraces.

How this area actually lives
Landed is mostly single- and 1.5-storey terraces; 1.5-storey is the largest sample.
Condos sit in Molek Pine 1, 3 and 4 and Molek Ria, mostly three-bedrooms.
Jalan Molek has many commercial shophouses, and plenty of shop listings.
The crossing used is the Causeway (JB CIQ).
Whether this is a Chinese-majority or a Malay-majority area is not stated here. The statistics department publishes ethnic breakdowns by district, but only down to "Johor Bahru district" — not to Taman Molek. Applying a district-wide ratio to a single neighbourhood would be wrong, so this is left blank until sub-district data can be found.

Due in the next version: Move the rents onto transacted data from the National Property Information Centre (NAPIC/JPPH) rather than asking prices alone; add the ethnic breakdown once sub-district data can be found; confirm the local authority and mukim; split condos by bathroom count listing by listing. Asking rents move, so the figures on this page are re-checked every six months.
