76 projects in Johor are documented here. This page is not ordered by administrative district — it is ordered by how you actually get across the checkpoint: within walking distance, a five to ten minute drive, or further out.
Distances are measured along the real route to the RTS Bukit Chagar station site or the JB CIQ checkpoint, not as the crow flies; each project page states how its figure was measured. The district grouping still exists — it is in the area index further down.
Tell me your budget and your nationality and I will send you a shortlist of three to five.
Get a shortlistWithin walking distance of the JB CIQ or the RTS Bukit Chagar station. This is the closest ground to the checkpoint in Johor Bahru, and it carries the highest price per square foot — the location is what you are paying for.
Want to know which projects you are eligible to buy? Send me your nationality and your budget and I will run through them for you.
Check my eligibility firstThe off-peak drive to the checkpoint. The real peak-hour drive is written separately on each project page.
Tebrau, Mount Austin, Skudai, Ulu Tiram, Seri Alam, Pasir Gudang and Bandar Dato' Onn. Mostly landed homes and local family buyers.
See all 21 →Iskandar Puteri, Medini, Puteri Harbour and Forest City. They cross through the Tuas Second Link — a different commute, so they get their own band.
See all 13 →The distance bands are there to help you decide; the district list is there so you can find a place by the name you already know. Both exist, over the same set of projects.
The walkable area is concentrated in Bukit Chagar, JB City Centre (JBCC), Bukit Senyum, Tanjung Puteri and Kebun Teh. That is exactly what the first band on this page covers, and it currently holds 15 documented projects. Every project page gives the measured walking route to the RTS station site or the CIQ, and says how that figure was measured.
Off-peak, and that has to be said plainly — during the Johor Bahru crossing peak the same stretch of road takes three to four times as long. The bands use the off-peak drive, and the peak situation is written on each project page, because it depends on which day and what time you leave and no single number covers it.
Because it does not use the same crossing. Iskandar Puteri, Medini and Forest City reach Singapore through the Tuas Second Link, not the Causeway CIQ. Measuring them by distance to the Causeway gives you the wrong answer — for anyone working in western Singapore, that side is actually closer. So it gets its own band.
Tell me four things — your budget, your nationality, which side of the checkpoint you work on, and whether you are buying to live in or to rent out — and I will filter the projects that fit and send them over together with the floor plans and price lists.
Send me a shortlist of threeAnswer the few questions below and I will give you proper advice for your situation, so you have a clearer idea of which direction to look in.
