TAMAN JOHOR JAYA · JOHOR BAHRU

Johor Jaya, JB

An established residential area in east Johor Bahru, developed by Daiman from 1983. Mostly single- and two-storey terraces, with the commercial streets along Jalan Ros Merah and Jalan Dedap. About 21 minutes by car to the JB CIQ. This page sets out three things: the rent bands being asked, who actually rents here, and what is around. Every figure says where it came from.

Landed
RM1,200 – 2,400
Shop lots
Ground floor RM3,000 – 5,000
To the checkpoint
~21 min drive

The rents are asking prices, not transacted rents — the two are rarely the same. Sources at the foot of the page.

An asking price is what the owner wants. The signed rent is what gets negotiated.
I keep a current list of what is actually vacant here and what it really signs at.

What these numbers are, before you read them
  • Every rent below is an asking price from a property portal, not a transacted rent.
  • Every table states when it was read and how many listings it came from. Thin samples are labelled as such — no averages are computed from a handful of listings.

Each of 15 listings was read to split it by floor. Ground floors are asked at RM3,000 – 5,000 and first floors at RM1,600 – 2,200. One three-storey shophouse is priced floor by floor: RM4,000 ground, RM1,700 first, RM1,100 second. The highest, RM24,000, is a double-storey corner shophouse on Jalan Ros Merah.

Industrial

Among this round's PropertyGuru commercial listings, 12 factories and warehouses (after removing duplicates) had Taman Johor Jaya addresses: RM6,100 – 13,000 under 5,000 sq ft (8 listings) and RM4,500 – 15,000 above 5,000 sq ft (4). Asking prices; sizes as stated in the listings. If you need a factory, tell me the use and the size.

Who rents here

This is the part that matters. Read the Johor income figure alone and you will get this wrong — a large share of the people here are paid in Singapore dollars.

The point: the tenants here earn in Singapore dollars, not ringgit
Malaysians who cross to work each day
Around 400,000
Across both the Causeway and the Second Link; figure reported in 2023
What they typically earn
SGD 1,900 – 3,000
About RM6,100 – 9,600 at the exchange rate at the time of the report

So the official figure — a median household income of RM8,977 for Johor Bahru district — covers every household in the district, including the large share working entirely on the Malaysian side: one person's Singapore salary is close to the median for a whole household across the district. Johor Jaya is about 21 minutes by car to the JB CIQ (in the traffic when queried on the afternoon of 19 October). Every residential listing this round was landed, split roughly evenly between single- and two-storey terraces.

Johor Bahru district median household income (2024)
RM8,977
Mean RM10,975. This is the whole district, not this area alone.
Trend (median)
2019 · RM7,342
2022 · RM8,232
2024 · RM8,977
Rents track incomes. This line is the floor for judging whether rents still have room.
How this area actually lives
  • Every residential listing was landed: 21 single-storey terraces and 19 two-storey.
  • The area includes light-industrial and commercial land, with factory, warehouse and shop listings.
  • Jalan Ros Merah and Jalan Dedap are the commercial streets, with clinics along Jalan Dedap.
  • The crossing used is the Causeway (JB CIQ).

Whether this is a Chinese-majority or a Malay-majority area is not stated here. The statistics department publishes ethnic breakdowns by district, but only down to "Johor Bahru district" — not to Johor Jaya. Applying a district-wide ratio to a single neighbourhood would be wrong, so this is left blank until sub-district data can be found.

  • Condo and landed rents — PropertyGuru rental listings, searched for "Taman Johor Jaya" and "Taman Desa Tebrau", first 3 pages of residential and first 2 of condos for each, read 19 October 2026; 42 listings after filtering by address and removing duplicates, plus 3 with an obviously wrong price or type (a sale price entered as a monthly rent, for example) that were left out. Asking prices, not transacted rents.
  • Shop rents — PropertyGuru commercial rentals, read 19 October 2026; filtered by address to this area and each listing read to split it by floor (in areas with many listings only the first dozen or so were read — the shop table shows how many). Asking prices.
  • Household income — Department of Statistics Malaysia (DOSM), household income by administrative district, 2024 data, Johor Bahru district. Official statistics.
  • Commuter numbers and Singapore-dollar salaries — Sinar Daily, 28 May 2023. Press report, not official statistics; the ringgit conversion is at the rate quoted at the time.
  • Taman Johor Jaya to the JB CIQ drive time — Google Maps directions, queried around 4 pm on Monday 19 October 2026: about 21 minutes, 16.1 km, in the traffic at that time. Public map.
  • Coordinates, schools, hospitals and malls — the institutions' Google Maps entries, checked 19 October 2026. Public map.
  • Developer and start date (Daiman, works began 1983) — Wikipedia, Johor Jaya entry.

Due in the next version: Move the rents onto transacted data from the National Property Information Centre (NAPIC/JPPH) rather than asking prices alone; add the ethnic breakdown once sub-district data can be found; confirm the local authority and mukim; split condos by bathroom count listing by listing. Asking rents move, so the figures on this page are re-checked every six months.
