Bandar Baru Permas Jaya, 81750 Johor Bahru, Johor
Developer Permas Jaya Sdn Bhd(BRDB Developments)
The Straits View Garden is a freehold landed development by Permas Jaya Sdn Bhd, a wholly owned BRDB Developments subsidiary, in Bandar Baru Permas Jaya. It is registered on the advertising permit under the statutory name RIMBUNAN — the marketing name does not appear there. Unusually for a landed scheme, the houses are held on a residential strata title rather than individual titles.
Everything is two-storey: cluster homes, semi-detached houses and bungalows, with built-ups from 2,210 to 3,715 sqft and up to five bedrooms and six bathrooms. Four layouts have been published — Avina at 2,210 sqft and Blumen at 2,429 sqft, both Phase 1 clusters with four bedrooms and four bathrooms; Calis at 3,466 sqft, semi-detached with five bedrooms and six bathrooms; and the bungalow.
Permit 835-13/09-2027/0809(A)-(S), expiring 3 September 2027, files four separate bands by house type: RM1,943,200 to RM2,224,600 for 124 clusters, RM2,098,600 to RM2,364,600 for 60 clusters, RM3,035,200 to RM3,091,200 for 12 semi-detached and RM3,763,200 to RM3,833,200 for 2 bungalows. Phase 1 was released in October 2024 and certified construction stood at about 68 per cent as at August 2026, with an estimated completion of 2027 and no month published. The developer publishes no distance figure to the CIQ or the RTS; straight-line measurements give about 7.1 km and 6.7 km.
The range below is the upper and lower limit the developer filed with the housing ministry and printed on the advertising permit — not a figure quoted verbally by a salesperson.
What any one unit type actually sells for depends on the floor, the facing and the promotion running at the time. The developer does not publish that; ask me and I will send you the price list.
4 layout types in all.
These are the particulars the developer filed with the housing ministry and had approved before it could advertise. A brochure can be reprinted; this cannot.
