Covers Johor Bahru city centre (JBCC, usually just called JB town) with the adjoining Tanjung Puteri, Bukit Chagar and Bukit Senyum — the ring within walking distance of the JB CIQ. Johor Bahru was founded in 1855; the city-centre administrative unit, Bandar Johor Bahru, counted 144,000 people in the 2020 census. The RTS Link station at Bukit Chagar is here too. This page sets out three things: the rent bands being asked, who actually rents here, and what is around. Every figure says where it came from.

The rents are asking prices, not transacted rents — the two are rarely the same. Sources at the foot of the page.
An asking price is what the owner wants. The signed rent is what gets negotiated.
I keep a current list of what is actually vacant here and what it really signs at.
Drive times assume ordinary traffic. The checkpoint backs up at peak hours and the real figure is very different — ask me which window actually moves.
What these numbers are, before you read them
Every rent below is an asking price from a property portal, not a transacted rent.
Every table states when it was read and how many listings it came from. Thin samples are labelled as such — no averages are computed from a handful of listings.

The condo band at the top covers ordinary whole units only and leaves The Astaka out — a high-end tower with only two layouts, 3+1 and 4+1 bed, where the smaller one is asked from RM6,500; including it would distort the band. The RM17,000 Astaka listing was re-checked on 19 October 2026: of 60 listings it is the only one above RM12,000, so it is shown on its own rather than as the ceiling. One listing filed under The Astaka as a 750 sq ft two-bedroom does not match any layout the developer published and was left out as a mis-filed listing; two listings at Pine View, an older Bukit Chagar block, state 8 bedrooms in 1,593 sq ft and are not comparable with normal layouts. Two-bedroom units with one bathroom and with two cannot be separated — listings state the bedroom count only; due in the next version.

Shops in the city centre come in two kinds. Around the heritage streets (Jalan Dhoby, Jalan Segget, Jalan Tan Hiok Nee, Jalan Trus) they are old two-storey shophouses: RM5,200 – 18,000 for the whole unit and RM8,000 – 10,000 for the ground floor alone, and most listings sell them on walking distance to the CIQ and Singaporean visitors. Menara DCS in Tanjung Puteri is a six-storey shop block where the upper floors step down as you go up — RM6,000 on the first floor, RM5,000 on the second, RM4,500 on the third, RM3,500 on the fifth and RM2,500 at the top. The ground-floor, first-floor, single-storey, four-storey and floor-not-stated rows each rest on one or two listings — read with caution.
Industrial
There is no industrial land in the city centre — it is commercial, high-rise residential and government offices. Searching PropertyGuru commercial rentals for "JB Town", "Johor Bahru City Centre" and nearby streets this round, every factory listing that came up was outside the area (Tampoi, Skudai, Ulu Tiram, Pasir Gudang, Kulai and others). Which industrial areas are closest, and at what rents, is still to come.
Now you have seen the rents — which one are you?

01 · RENTING
You want to rent here
Send me your budget, bedroom count and move-in date. I will send back what is vacant now and fits — no scrolling through listings.
You have seen the bands above. Price it high and it sits empty, price it low and you lose — I price it off what actually gets signed, then find you the tenant.
This is the part that matters. Read the Johor income figure alone and you will get this wrong — a large share of the people here are paid in Singapore dollars.
The point: the tenants here earn in Singapore dollars, not ringgit
Malaysians who cross to work each day

So the official figure — a median household income of RM8,977 for Johor Bahru district — covers every household in the district, including the large share working entirely on the Malaysian side: one person's Singapore salary is close to the median for a whole household across the district. The city centre is the closest place to the checkpoint: the JB CIQ is inside the area, JB Sentral has a walkway straight into it, and blocks such as R&F Princess Cove and Twin Tower sit right beside it. More than half of the whole-unit condos listed this round are studios and two-bedrooms — layouts for singles and couples. The RTS Link starts carrying passengers in February 2027: about five minutes from Bukit Chagar to Woodlands North, with capacity for up to 10,000 people an hour in each direction.

How this area actually lives
High-rise condos dominate. The three blocks with the most listings this round: R&F Princess Cove (Tanjung Puteri), Twin Tower Residence (Bukit Chagar) and The Astaka (Bukit Senyum).
Condos here also let single rooms, RM800 – 1,800 a room, for people who need just one room and cross to work every day.
Shops cluster in the old two-storey shophouses around the heritage streets, and listings sell them on walking distance to the CIQ and Singaporean visitors.
The crossing used is the Causeway (JB CIQ), with Woodlands on the other side — a different commuter group from the Bukit Indah side, which crosses the Second Link to Tuas.
Whether this is a Chinese-majority or a Malay-majority area is not stated here. The statistics department publishes ethnic breakdowns by district, but only down to "Johor Bahru district" — not to the city centre. Applying a district-wide ratio to a single neighbourhood would be wrong, so this is left blank until sub-district data can be found.

Buying to live in or to let? Start with these — new launches first. Each page carries the advertising permit number, the filed price band and certified construction progress.
Will it let once you buy? That comes down to the block, the floor and the layout — projects in one area let at very different speeds. Tell me which one you are looking at.

Everything above is public. What actually decides it — what is vacant now, what it really signs at, what yours would sell for today — is not public. Ask me.

Due in the next version: Move the rents onto transacted data from the National Property Information Centre (NAPIC/JPPH) rather than asking prices alone; add the ethnic breakdown once sub-district data can be found; split condos by bathroom count listing by listing; widen the shop sample. Asking rents move, so the figures on this page are re-checked every six months.
