The Department of Statistics has just released the second-quarter 2026 formal-sector wage report. One number in it tells you more about which price band to shop in than any house-price chart: only 9.5% of formal employees nationwide earn RM10,000 a month or more.

In one line: in June 2026 the median monthly wage for Malaysian citizens in formal employment was RM3,000 (up 4.8% year on year), across 7.20 million people. The top 10% starts at RM9,600, and 9.5% earn RM10,000 or more. This is not a number to be frightened by — it is a number to position yourself with.

Start with the national table

Everything below comes from the Department of Statistics Malaysia report Employee Wages Statistics (Formal Sector) Report, Second Quarter 2026. The reference month is June 2026.

Measure June 2026 Change
Median monthly wage (citizens, formal sector) RM3,000 +4.8% year on year
Formal employees 7.20 million +3.3% (6.97 million a year earlier)
Top 10% threshold At least RM9,600 More than 5.6× the bottom 10% threshold
Bottom 10% threshold RM1,700 or less —
Earning RM10,000 or more 9.5% About 1 in 11
Earning below RM1,700 8.2% Down from 10.4% a year earlier
Median, men / women RM3,000 / RM2,964 A gap of RM36

By state, Kuala Lumpur is highest at RM4,245, then Selangor at RM3,245 and Penang at RM3,000. The lowest are Kelantan at RM1,827, Perlis at RM1,864 and Sabah at RM2,045. By sector, mining and quarrying is highest at RM6,722 and agriculture lowest at RM2,282.

The statement did not give a figure for Johor, so this page does not state one. Numbers that are not published are not guessed here.

The 25–29 band is the largest — and it is the first-home band

By age, 25 to 29 year olds make up 19.2% of formal employees, about 1.38 million people — the largest of any band.

That group lands squarely inside the Budget 2027 first-home stamp duty window: for first-time buyers whose sale and purchase agreement is signed between 1 January 2027 and 31 December 2030, stamp duty on the loan agreement and on the transfer is fully exempt up to RM500,000. The brackets and a worked example are in how the Budget 2027 first-home stamp duty is calculated.

Why this matters: the exemption turns on the signing date, not on what you earn today. There is always a gap between booking and signing the SPA, and plenty of projects already sign early next year. That date is something you can negotiate into the deal.

The fastest growing group is 65 and above

In June 2026 there were about 130,100 formal employees aged 65 and above, up 9.3% year on year — the fastest growth of any age band. The 45 to 49 band has the highest median wage, RM3,945 in June.

This matters directly for buying: loan tenure is capped by age. How much you can borrow, for how long, and the age cut-off are in loan margin and tenure explained.

What this has to do with Johor Bahru

This is the part that matters most. The national median is one thing; the buyer mix in Johor Bahru is another. Three kinds of buyers dominate here, and each maps to a completely different price band:

  • Local Johor income. The table above applies, and this group is the main beneficiary of the first-home stamp duty exemption.
  • Malaysians earning Singapore dollars. Their purchasing power is not bounded by Johor wage levels — consultants named this explicitly as a demand source in Johor: 83 projects, RM167.4 billion.
  • New JS-SEZ roles. Johor has put the salary range for these roles at RM3,000 to over RM15,000, alongside a 5% corporate tax rate and 15% personal income tax for knowledge workers. The 2030 target is more than 200,000 new jobs.

In other words: using the national 9.5% figure to infer what transacts in Johor Bahru will give you the wrong answer. A cohort earning above RM5,000 and living here long term is being built right now — and that cohort rents as well as buys.

So which price band should you start in

The order is: income → loan amount → price band → project. Most people get stuck at step two, because they do not know what the bank will actually approve.

Work those four out and the price band falls out of them. Once you have the band, the Johor Bahru project list is ranked by distance to the checkpoint, and every page carries the declared price range, the title, the unit count and the advertising permit number.

Frequently asked questions

What is the median salary in Malaysia?

In June 2026 the median monthly wage for Malaysian citizens in formal employment was RM3,000, up 4.8% year on year, per the Department of Statistics report released on 27 October 2026.

Is RM10,000 a month a high salary in Malaysia?

In the formal sector, yes. Only 9.5% of formal employees earn RM10,000 or more, and the top 10% threshold is RM9,600.

Which state has the highest median wage?

Kuala Lumpur at RM4,245, followed by Selangor at RM3,245 and Penang at RM3,000. The lowest is Kelantan at RM1,827. The statement did not list a figure for Johor.

What salary do you need to buy property in Johor Bahru?

There is no single figure, because the ceiling is not the salary itself — it is the loan the bank will approve, which depends on the margin, the tenure and your existing commitments. Work out loan margin and the cash you need first, and the band follows. Johor Bahru also spans a very wide range: every page on the project list carries its declared price range, so you can match against it directly.

How is income assessed for Malaysians working in Singapore?

Income in Singapore dollars is not bounded by Johor wage levels, and banks have their own way of assessing foreign-currency income, with different documentation from local income. The document list and loan types for these cases are in loan types and application documents.
