Developer Mah Sing(Dsara Sentral Sdn Bhd)
M Grand Minori is a freehold serviced residence by Mah Sing, through Dsara Sentral Sdn Bhd, on Jalan Kuning in Taman Pelangi. It is registered with the housing ministry as Residensi Anggun Mewah — the marketing name does not appear in the national register. The land is commercially titled under the city council's KOM category, and the scheme is two 61-storey towers over a retail podium, holding 1,733 units in total: 843 in Tower A and 890 in Tower B.
Six layouts have been published: Type A, a 403 sqft studio; Types B, C, D and D1 at 496, 624, 630 and 630 sqft, all one-bedroom; and Type E at 835 sqft with three bedrooms and two bathrooms. Selected configurations are offered as dual-key, and the developer has not published which layouts sit in which tower. Forty-one facilities are arranged mostly on Level 12.
The developer's statutory panel files RM437,000 to RM896,000 for Tower A's 843 units under permit 9600-6/08-2031/0878(R)-(S), valid 29 August 2025 to 28 August 2028, and RM480,000 to RM1,000,000 for Tower B's 890 units under permit 9600-7/11-2028/0954(N)-(S), valid 11 November 2025 to 10 November 2028. Certified progress stood at 16.48 per cent for Tower A and 7.95 per cent for Tower B, with completion stated as July 2030 and October 2030. The per-type prices printed on the developer's own layout panel — RM332K, RM404K, RM501K, RM506K and RM654K, each asterisked — do not reconcile with the permit floor of RM437,000, and the developer licence on record, 9600/09-2026/0761(A), shows a validity that has now lapsed. Both are worth raising directly with the developer.
The range below is the upper and lower limit the developer filed with the housing ministry and printed on the advertising permit — not a figure quoted verbally by a salesperson.
What any one unit type actually sells for depends on the floor, the facing and the promotion running at the time. The developer does not publish that; ask me and I will send you the price list.
6 layout types in all.
These are the particulars the developer filed with the housing ministry and had approved before it could advertise. A brochure can be reprinted; this cannot.
