No 82C Jalan Trus, off Jalan Wong Ah Fook, 80000 Johor Bahru, Johor
Developer UMLand · Operated by ONYX Hospitality (Shama brand)
Shama Suasana is the serviced-residence component of Suasana Iskandar Malaysia, a freehold mixed-use development by United Malayan Land Bhd on a 1.42-acre site at 82C Jalan Trus, off Jalan Wong Ah Fook, in the Johor Bahru city centre. The development has a stated gross development value of RM333 million and comprises three parts: the serviced-residence tower, the 242-room Amari Johor Bahru — the first five-star Amari hotel in Malaysia — and the Zenith Lifestyle Centre, a two-storey retail and entertainment podium.
The residential tower is 35 storeys in UMLand's own materials and 33 on the permit record. It holds 339 strata units by UMLand's press release and 335 on the permit. Layouts are one to three bedrooms across 644 to 1,235 sqft: Type A one-bedroom in seven variants, Type B two-bedroom in four, Type C three-bedroom in two. Each unit was fitted with Samsung Smart Home technology. Residential floors sit on levels 8 to 33, above a hotel podium, car parking and retail, with the sky facilities deck — including the rooftop pool and gym — on level 34.
The tower was completed in 2017 and UMLand held the formal launch of the finished development in August 2018. Its advertising permit has since expired, which is the normal outcome once a Certificate of Completion and Compliance is issued. There is therefore no developer price list; the band filed on the original permit was RM824,222 to RM1,620,779. Current figures are resale asking prices, reported at RM630,000 to RM1,555,000. In 2024 the property joined ONYX Hospitality Group and was rebranded Shama Suasana Johor Bahru; the hotel operation runs 87 suites and shares the level 34 facilities with residents.
This building is complete and the developer has no stock left, so the figure below is not a developer price — it is what the market is currently at. A market figure is not a transacted price.
Within the same building the floor, the facing, the renovation and how motivated the owner is can move the price a long way. Tell me and I will show you what is actually on the market and at what price.
3 layout types in all.
These are the particulars the developer filed with the housing ministry and had approved before it could advertise. A brochure can be reprinted; this cannot.
