Summer Suites is a single-tower freehold serviced apartment development on a 1.467-acre site at Jalan Bukit Meldrum in Tanjung Puteri, inside the Johor Bahru city centre. Its registered name with Malaysia's housing ministry is Residensi Bukit Meldrum, filed under project code 31015-1 by Connoisseur Properties Sdn Bhd. The land is freehold and the title commercial, with the development sold under the Housing Development Act.
The tower rises 44 storeys and holds 748 residential units arranged 22 to a floor across two separate wings, plus 7 retail units at the base. There are three layouts: a 599 sqft dual-key Type C making up 408 units or 55% of the project, an 808 sqft 2+1-bedroom Type B of 204 units, and a 912 sqft three-bedroom dual-key Type A of 136 units. The filed advertising and sale permit sets the price band at RM620,000 to RM1,068,000 and records a 15% Bumiputera discount, a Maybank Islamic charge on the land, and Majlis Bandaraya Johor Bahru as approving authority. Twenty facilities sit on level 10 and the projected maintenance charge is RM0.40 psf.
The project is under construction at 19.96% progress on the housing register. Two official dates for vacant possession are in circulation and do not agree: the filed permit states June 2028 while the developer's own website states Q2 2029. The developer publishes 850 metres to both the JB CIQ checkpoint and the Bukit Chagar RTS station; an independent walking assessment put the CIQ at about 900 metres on foot, and the practical pedestrian route runs via the Princess Cove link bridge rather than a bridge belonging to this project.
Price range
The range below is the upper and lower limit the developer filed with the housing ministry and printed on the advertising permit — not a figure quoted verbally by a salesperson.
What any one unit type actually sells for depends on the floor, the facing and the promotion running at the time. The developer does not publish that; ask me and I will send you the price list.
