Verte Medini Residence 是 CJ Invesco Sdn Bhd（执照 30851）在 Bandar Medini Iskandar 的新盘。住宅发展局登记的注册名是 LESTARI MEDINI —— 「Verte Medini」这个名字在政府登记里是查不到的，要查就用注册名与执照号。
广告销售准证 30851-1/02-2028/0136(A)-(S) 到 2028 年 2 月 18 日，申报 1,106 户、1 至 3 房配 1 至 2 卫，价格区间 RM379,000 到 RM715,000，认证工程进度 0.44% 至 20.00%，状态「Lancar」如期。
五款户型 614 到 935 平方尺：Type A 935 平方尺（双钥匙）、Type B 614 平方尺（双钥匙）、Type C 643 平方尺、Type D 819 平方尺、Type E 861 平方尺（loft 复式，另有上层图）。双钥匙的意思是一张地契、一个管理账户，里面分成两个各自有门的独立单元 —— 自住一边放租一边，或者分租成两份，空置风险摊在两份租约上。
地契这一段要单独讲清楚，因为它跟柔佛其他地方不一样。Medini 的土地由 Iskandar Investment Berhad 永久持有；IIB 从这块永久地里批出一份 99 年的总租约（上诉庭审理的那一份，年期是 2013 年 4 月 15 日到 2112 年 4 月 14 日，批给 Medini Land Sdn Bhd）；发展商在这个结构下取得地位，再依伊斯干达特区发展局的私人租赁计划指引、以及房屋及地方政府部依 1989 年房屋发展（管制与执照）规则第 11(3) 条作出的豁免，把一份 99 年的分层租赁权益卖给买家。
所以链条是：IIB 永久地 → 99 年总租约 → 发展商 → 你的 99 年分层租赁。你买的不是永久地契。2025 年上诉庭已经确认这个结构有效 —— 长期租约下发出分层地契不抵触国家土地法典与分层地契法令 —— 但「有效」跟「是永久」是两件事。不同 Medini 地块的租约起讫日不一样，所以要跟发展商书面拿你那一个单位的起始日与到期日。
设施方面，发展商网站放了设施效果图，但没有公布逐项清单与各项所在楼层。行销资料描述的有：泳池、健身房、景观花园、儿童游乐区、多用途空间，以及一班往 Mall of Medini、EduCity 与 Eco Botanic 的接驳巴士。销售配套写的是附一个车位与部分装修 —— 这两条是销售说法，要写进买卖合约。管理费每平方尺、偿债基金费率与各户型的车位分配，都还没有公布。
