Paragon Suites @ CIQ is a completed freehold serviced residence on Jalan Stulang Darat, off Jalan Inderaputra, in Johor Bahru City Centre. Developed by Amprojek Construction Sdn Bhd under the Joland Group, it comprises 461 units in twin 33-storey towers with an original gross development value of RM576 million. Joland's own site records completion in 2017; the portals record 2018. It is fully built, occupied and trading on the resale and rental markets.
Because the building is complete, there is no current developer price list and no valid advertising permit — a Malaysian advertising and sales permit lapses after its fixed term and is not renewed post-completion. Any price quoted for this project today is a resale or rental asking price set by an agent or owner. On that basis the portals currently show resale asking prices spanning roughly RM450,000 to RM1,800,000.
The unit mix is unusually broad for a Johor Bahru city-centre tower: seven types running from a 646 sqft one-bedroom through 909 and 988 sqft two-bedrooms to 1,381, 1,482 and 1,695 sqft three-bedroom plans with four bathrooms. Facilities sit on a level 7 deck. On location, the developer's "walking distance to the CIQ" claim needs qualifying: the straight-line distance to the Sultan Iskandar Building is about 620 metres, but the actual road route is 2.8 to 3.5 km and the walk is reported at around thirty minutes, because the site sits behind the Eastern Dispersal Link.
